Flat Roof Replacement in Sacramento

A flat roof replacement is a chance to fix the drainage that killed the last one. Most low-slope roofs we replace failed because water stood on them, not because the membrane was defective.

Sequence of work

  • Moisture survey first, so the bid reflects what is actually wet
  • Tear-off to the structural deck, with wet insulation removed entirely
  • Deck repair — rusted steel deck or rotted wood deck replaced before anything goes over it
  • Insulation to the required R-value, with tapered packages where drainage needs correcting
  • Cover board, then membrane installed to the manufacturer's specification for the chosen warranty
  • All details hand-flashed: curbs, drains, scuppers, pipes, parapets
  • Final walk with infrared or water test where the detail warrants it

Tapered insulation fixes slope without touching the structure

Where a roof ponds because the structure is genuinely flat, a tapered insulation package builds positive slope to the drains inside the roof assembly. It costs more than flat insulation and it is usually cheaper than rebuilding the structure.

It is also the only thing that permanently stops ponding at a low spot. Patching the low spot does not move the water.

Permits and inspection

Low-slope re-roofs are permitted in Sacramento County and in the City of Sacramento, and the licensed contractor pulls the permit in their own name. Cool-roof and insulation requirements are checked at inspection.

A bid that omits the permit is not cheaper. It is incomplete, and it leaves an unpermitted roof on the building's record.

Where Sacramento's flat roofs actually are

Single-ply and other low-slope membranes are a small slice of the city's house re-roofs overall, but in the older urban core they are a big share: flat-roofed additions, mid-century modern homes, and the low-slope sections of Victorians and duplexes.

Midtown and downtown homes often have a flat section next to a pitched one. Ask for both priced in one proposal.

Common questions

How long does a flat roof replacement take?

A small commercial roof is often a week. Larger buildings are phased so the interior stays dry and operations continue, with each day's work watertight before the crew leaves.

Can you work around my tenants?

Yes — phased sections, staged material, and noise-sensitive work scheduled around business hours. That has to be planned into the bid, not discovered on day one.
